| π‘ Pennsylvania | $1,200 β $1,800 | $100 β $150 |
Source ranges based on aggregated 2025β2026 national insurance data (Bankrate, Insurance.com, NAIC filings). Actual premiums vary by home age, roof, proximity to coast, flood zone, deductible, and claims history.
π΄ Why Florida Is Higher
Florida consistently ranks as one of the most expensive states for homeowners insurance because of:
β’ Hurricane exposure
β’ Windstorm risk
β’ Litigation history
β’ Reinsurance market volatility
β’ Coastal proximity (huge factor in Pinellas County)
In Pinellas County specifically:
-
Homes west of US-19
-
Older roofs (15+ years)
-
Flood Zone AE or VE
-
Homes built before 2002 code updates
β¦will typically see higher premiums.
π Michigan
Michigan insurance is moderate compared to national averages.
Winter weather risk (freeze damage, ice dams) exists, but there is no hurricane exposure. Rates are typically half (or less) of Florida premiums.
π½ New York
New York premiums vary widely:
-
Upstate = similar to Michigan
-
Long Island / coastal = higher
Still significantly lower than Florida on average.
π‘ Pennsylvania
Pennsylvania is one of the more affordable states for homeowners insurance. Lower catastrophe exposure keeps premiums down.
π° What This Means for Buyers Relocating to Florida
Many buyers moving from MI, NY, or PA experience:
β Lower property taxes (often vs NY/MI depending on location)
β Lower electricity rates (per kWh)
β Higher homeowners insurance
Itβs the trade-off conversation I walk through with relocation clients.
π Real-Life Pinellas Example
For a $600,000 home in Dunedin or Clearwater:
β’ Insurance: $4,500β$6,500 annually typical range
β’ Flood insurance (if required): $800β$2,500 annually depending on zone
Newer homes (post-2002 build) with:
-
New roof
-
Impact windows
-
Higher deductibles
-
Not in high-risk flood zones
β¦can significantly reduce premiums.
When I moved from Michigan to Florida I moved to a 1200 sq ft condo. My homeowners insurance was pretty even with what I was paying in for homeowners insurance although the size of residence was dramatically smaller. There is a price to pay for the Sunshine and Warm Temps. Insurance is one of those higher prices.
If you are considering a move I would love to share my experience and knowledge with you.
